These lawsuits have a reputation as being meant mostly for commercial properties, and Tarrant County lives up to that trope. Of the 1769 lawsuits in 2024, 1626 of them were for commercial properties. Making up 84.32% of all judicial appeals, commercial properties completely dominated the total. In a surprise twist, single family homes came in second with 119. Multi family homes, which usually rival commercial properties for the top spot, fell off the chart, going from 697 in 2022 to only 8 in 2024.

TAD Value Involved in Lawsuits

It is typical for judicial appeals to make up for their small numbers by focusing on high-value properties. This was also proved true by Tarrant County. The estimated total value of property contested via legal action in 2024 totaled $40.44 billion. This is the highest value of property protested in this manner ever recorded in Tarrant County, up from $40.11billion in 2023.

When broken down into property types, the complete dominance of commercial properties is even more apparent. $34.10 billion of disputed value came from commercial property alone, 84.32% of all judicially appealed value. Multi family housing, which had been marked as more valuable than commercial properties since 2020, was down to only $90 million in 2024. This does not mean that multi family homes suddenly became worthless, rather it means that the property type’s appeals have not been heard in court yet. Single family homes ranked in the third spot with $428 million in value. Utilities and industrial real estate took the second-place spot with $$5.83 billion.
