Appraisal district errors in setting assessed values cause Tarrant County owners to pay extra taxes. Either comparable sales or condition issues at your home are useful for a market value appeal of property taxes. Unequal appraisal is a powerful tool to reduce property taxes, but many homeowners are not aware of it and don’t use it. The Texas Comptroller reports 80% of 2019 property tax appeals by homeowners were successful. 

Some property owners do not appeal due to a concern the appraisal district will want to inspect their house.  However, the appraisal district is MUCH too busy during the appeal season to even think about asking to inspect a property.  Assessors do not visit houses because of appeals. Property owners are sometimes reluctant to protest their property taxes because they believe the appeal process is difficult. It is not difficult and 60 to 80% of owners who appeal are successful. Appraisal districts use the cost approach to value houses.  It is generally considered the least reliable method of appraisal. Property owners have a duty and responsibility to appraise property taxes annually.  It is not prudent or reasonable to rely on the appraisal district’s estimate.
